Visions for Vacancy: 17116 Kercheval Avenue
Share ideas of what you'd like to see locate at the former site of Pretty Things on Kercheval in The Village in Grosse Pointe.
This week's selection for Visions for Vacancies is an attactive store front space facing Kercheval in The Village in Grosse Pointe.
The property, 17116 Kercheval Avenue, recently housed an upscale lingerie shop which has now moved next door to a smaller space.
The property is just north of the popular Village Toy Company and sits on a .7 acre lot which backs to a public parking lot.
According to online property record information on Loopnet.com, the property is owned by a family trust registered in Harper Woods.

How about a maternity and children's gear shop? (strollers, car seats, high hairs, etc)

On the off chance that someone here sees this and might be interested why not list the two other most important details (besides location) of the site: square footage and price. Lot size for an attached building, I think, is not important at all.

Bob- I was unable to reach the owner of the property for these details. The only information in the public property record was the lot's size. If the suggested information becomes available, I will surely add it. Thanks for your feedback. Toni

I miss a unique gift store, like we had in "Something Special" on the Hill. Especially since we're losing Ace also, which I've used for gifts and housewares frequently.

I think a Justice store would do well and is needed here in the Village.

Good space, good locations, good size. Sure bets, in this order, are:
(1) Quality children/baby clothes store with shoes
(2) High-end apothocary with make-up and skin care products
(3) Unique gift store
(4) Haberdashery

Haberdashery? Like Hickey's?
Any men's wear retailer is going to look hard before going into that space with Jos. Banks and Brooks Brothers so close. Yes, I understand you're talking about a higher-end product but recently those retailers haven't found a lot of traction. Notably Hickey's, Sterr, Young's.
The problem with these smaller stores is that they're small businesses and have limited pricing power with the landlord. They end up paying too much rent and having to charge higher prices and more value driven GP'ers end up going to TJ Maxx.

Hi GP for Life,
Agreed that high end men's is tough. That's why I'd put it last on the list. If it had a cache, and became a more of a destination, then I think it would work. If it capitalizes on the hipster "nostalgia" trend, while extremely annoying, would be good publicity and would bring in a wider range of purchasers. I think Hickey's ended before the recent trend to harken back to the past, handcrafted goods, etc. But it has to be done right. I also think the rent is lower than in the past, and the landlord may be willing to work with the right tenant.

Look, I just don't see it working unless you can get some scale. I mean, do I hate that have to get my emerald green pants with the little blue whales embroidered on them over the internet? Of course I do. Do I wish there was a place in the Village/Hill/Patch that could provide me said pants, along with other key items like madras anything, Rainbow flip flops, and vast quanities of seersucker at reasonable prices? Yes, of course. But alas, I don't see it happening.
Though, it does suggest an interesting retailing concept for the area. A preppy super-store, with not just clothes but other things, like sailing gear, proper hunting outfits. Equesterian wear and jockeys for our front lawns and other home goods! It would be magical.

GPFL, I have fantasized about a larger preppy store in the Village myself. I was a huge patron of Hickey's when it was open and still miss Bill and Mary Jo's wide selection of my favorite brands (Barbour, Lacoste, Vineyard Vines, Bill's Khaki's, Trafalgar, etc.). Brooks Brothers has some good stuff, but I don't consider Jos. A. Bank an alternative. Sarah at the Village Palm has started carrying more men's clothing from both Lily Pulitzer and Vineyard Vines; I bought some shirts and shorts from her earlier this year. You can also buy shirts, slacks, sport coats, suits, and ties from Bill and Mary Jo (direct) and also Bruno the Tailor.
Happy Thanksgiving, Everyone!

Overall, I'm disappointed in The Village shopping district. Most of what's there can be found at any suburban strip mall from Livonia to Auburn Hills. I would prefer to see locally owned shops and restaurants. An independent book store would be great.

We have one of the best library systems systems for a community of our size and you want a independent book store? I am sure the young, hip, go-getters will be flocking here in no time.
How about a tea shop?

The article asks, "What do you want" in this retail space, GP For Life. I don't really give a rip about the "young, hip, go-getters." I'm none of the above, I have no pretensions to any of that, and they can speak for themselves anyway. So yes, I want an independent bookstore--something along the lines of John King's smaller shop in Ferndale would be great. We do have a wonderful library system, but libraries don't take the place of bookstores--and vice versa. I think Borders' departure left a huge hole in Village. I don't think we can sustain another bookstore that size, but a smaller one might be viable. Though really, I'd be happy with almost any locally owned business going into the space. What I really don't want to see is another generic big-box or franchise business going there, whether it's a drug store, a clothing store, or a restaurant.

Fair enough, I was out of line. Also, to be honest, as a young, hop, go-getter myself I wouldn't mind a book store.
While I would love a good gun range in the area I don't think this would be the proper location. Though, I could see an outdoor outfitter doing well there.

We need Maclean and Eakin Booksellers in Petoskey to open a down-state location. I bet it would do really well if it included gifts too.

I have to agree that we need a good gun range in the area, but GP for Life is right, the Village is not the correct area for that! I would love to see locally owned and operated shops in the village, as it has been in years past. I am assuming that is not the case these days because locally owned shops have not been able to make a go of it. Sad. What the village needs is something trendy, useful, and new. What that is? I have no idea. But good luck to whoever does open up in the space. Hopefully it will not be another drugstore/liquor store/bar/restaurant/coffee place. We have enough of those!
