Million Dollar Listing.......Detroit???

I want to start by saying this and I mean it.  I am not a huge fan of reality tv.  It’s not something I normally tune into.  But I do have a couple shows I just can’t seem to miss.  I was out cutting the grass the other evening, and I walked into the house, and my wife had the show “Million Dollar Listing LA” on.  I will admit that I love watching the New York version.  As I sat there watching two LA realtors negotiate a huge sale over a fancy lunch it dawned on me, the business here couldn’t be any further from that!

Now to be clear I don’t have any connections in LA or NY as far as real estate.  I have no clue if that is how it actually goes down there.  But here it’s nowhere near as entertaining.  First of all with the large amounts of Government owned homes (Fannie, Freddie, HUD)  frequently you don’t even deal with a live person during the offer process.  When a client writes an offer on a government owned home the services for the most part are automated.  You simply upload everything into their system and then you wait for a response.  If you’re lucky, then you will get an email letting you know the offer was accepted.  Then its administrative work from there to close.  No lobster tail, or caviar all washed down with your favorite white wine.

Private sales are not quite as boring but still it’s not like what you see on tv. You will definitely be talking with the other agent when you’re writing an offer for a private owned home.  If you have a good agent, he will want to present the offer in person.  Which is nothing more than meeting the agent and his clients either at home or in the office.  However most agents are too lazy to do that.  Most will simply email you and say, “let me know!” The reason you want to present the offer is you want to make your case for your buyers.  A great example is I had a client last month that was one of 5 offers.  I was the only agent that asked to present the offer to the client.  All the offers were very similar.  The difference was I got to tell them about this great young soon to be newlywed couple.  I got to tell them they were local kids that currently lived a mile away and how important it was for them to stay in the area.  We got the house.  Having said all that….it was very eventful compared to tv.

Once in awhile you will get a call from a broker recruiting you.  Usually this ends up an hour or so at Panera or a coffee at Starbucks if it happens at all. I mean who wants to sit and listen to a competitor tell you how great they are over a $10 lunch?  I can buy the lunch myself and probably have a better time.  But you never know, lobster tail and sushi, and suddenly I am all ears!
