Nicole, landlords need to be held accountable but they are not 100% of the problem. It is a complex issue. You can legislate away at tenant/landlord ordinances, but there are federal housing laws that landlords have to follow. And particularly if they choose to rent to section 8 which historically tend to be problem tenants over those that work to pay their own way. Landlords should use due diligence as I mentioned earlier...credit check and work verification to determine whether a person can afford the rent. A criminal background check (this could be included in a city ordinance if it is not already) however, if the prospective tenant is not currently an 'active' criminal on the books (i.e. previous criminal record), there might be laws on the books that don't allow a landlord to deny housing, not sure. If a landlord rents to a tenant and they turn out later to be undesirable, get them out asap (joke). At least get the process (which can also be a joke thanks to laws that favor the tenant to the nth degree) going asap. If there are 7 people living in the flat right now the landlord should kick out the ones not on the lease. If he chooses not to, or can’t without getting his head blown off, they may be able to be kicked out by law enforcement in six months or so (again, laws that favor the tenant over the landlord). Department of Housing and Urban Development guidelines are generally two persons per bedroom….

Replyit is what it is, I agree with you 'in a perfect world'. My point was it's never too late to be responsible (due diligence on tenants) and keep the 'riff raff' out in the first place. I do believe there are low cost living tenants who are good people, but some landlords rent to anyone to get the $$ not only in the Park, but homes in Harper Woods (Brian Banks) and Grosse Pointe Woods. I grew up deep in the Park and the current situation IS out of control not only there but for all the GP communities. Potential perps need to be afraid to step foot in GP much less live here. The guy who strangled the girl on Wayburn should be strangled and then get the chair.

Property owners: keep your building up to code & perform maintenance as necessary for a habitable dwelling. Perform credit and criminal background checks on prospective tenants. Don’t rent to unfit tenants in the first place – you’re screwing up the neighborhood and will be in court trying to get your money or get them out and the worst tenants know how to work the system ad nauseam. Give a 30 day notice to anyone violating the lease/rental agreement incl. bringing in others not on the lease. Tenants: be a responsible tenant. Pay your rent - on time. Report in earnest maintenance needed. Keep the place habitable - this means YOU (not the property owner) cleaning the dwelling regularly, taking out your trash and respecting the property of the owner. Have respect for your neighborhood and neighbors - this means BE respectful. Respect begets respect, contrary to some popular belief – you are not owed respect. If the property owners do not meet your "tenant requirements" you fully have the right to move, with proper notice and after you have paid the rent due.
A previous post, “low cost living does not attract high class people”. I respectfully disagree. ‘Low cost’ living provides a dwelling for those who cannot afford more and/or for those who live within their means. There can be high class people found in low cost living and low class people found in high cost living. The class of a person, JMO, is dependent more upon their character/ethics.

Indeed Gloria. Everyone is entitled to their opinion (free speech) and certainly without having to 'explain themselves'. Others can choose to agree or disagree. But based upon some of the responding comments, others apparently also believe they are the 'authority' on the matter.

Chace, your self proclaimed perfection and arrogance must be exhausting.
I feel sorry for Chace and Mark. And Pete.

Roundup (Monsanto). Type the brand name 'roundup' into link below for the MSDS (Material Safety Data Sheet). Not sure which formula they are using. Basically it's a chemical herbicide. Common sense would think that any use would be avoided at a waterway; water, wildlife, swimmers, fish (GPF/GPC Fishing Rodeo). Although the DNR (or whatever name they go by now) apparently approved it - for whatever that's worth - it would have been nice for Farms residents and taxpayers to be notified, provided with safety information and total cost by the city council, JMO. Whoever did the burn didn't really know what they were doing - they left a fair amount of the plants standing with remaining seeds blowing in the wind.... The seed heads should have been removed in early spring to avoid spread, a missed opportunity.

adendum to my previous comment on the 7 residents: 30 day notice. take posession and kick them all out.
